Garage door maintenance in the Las Vegas desert
In the Las Vegas valley the three things that age a garage door fastest are blown dust packing into rollers and tracks, summer heat thinning lubricant until it runs off, and ultraviolet light degrading weather seals. Keeping the tracks clear and the rollers lubricated with a garage-door-specific lubricant addresses most of it.
Dust is the main enemy
Fine desert dust gets everywhere, and in a garage door it collects in two places that matter: the roller bearings and the bottom of the vertical tracks. Packed into a bearing it turns a smooth-running roller into one that drags, which loads the opener and the spring harder than either was sized for.
The usual first symptom is noise. A door that was quiet last year and is noisy this year has very often picked up dust rather than developed a fault, and the fix is cleaning and lubrication rather than parts.
Communities on the valley’s edges see noticeably more of this than central neighbourhoods, simply because there is more open desert upwind.
Heat and lubricant
A garage in a Las Vegas summer gets far hotter than the outside air. Lubricant thins in that heat and runs off the surfaces it was supposed to protect, which is why a door lubricated in March can be squealing by August.
Use a lubricant made for garage doors, typically a lithium or silicone-based product. Do not use general-purpose penetrating oil: it is designed to free seized parts, not to stay in place, and it attracts exactly the dust you are trying to keep out.
Lubricate the rollers, hinges and the opener rail. Do not spray the tracks themselves. The tracks are a guide surface, not a bearing surface, and a lubricated track collects grit and makes things worse.
Sun and seals
Ultraviolet light is relentless here, and the rubber bottom seal is usually the first thing to go: it hardens, cracks and stops sealing, which lets in dust and heat and sometimes water during a monsoon storm.
A perished bottom seal is cheap to replace and worth doing when it starts to crack rather than when it falls apart, because a door that is not sealing is letting more dust into everything else.
South and west-facing doors take the worst of it and will need attention sooner than a shaded or north-facing one on the same street.
What to leave alone
Everything above is safe to do. The springs, the cables and the bottom brackets are not: all three are under tension or hold it, and all three should be left to a technician. The bottom bracket in particular looks like an ordinary bolted fitting and is not.
Common questions
How often should a garage door be lubricated in Las Vegas?
Roughly twice a year is a reasonable baseline, and more often than in a milder climate, because summer heat thins lubricant and it runs off. Doors in dustier parts of the valley benefit from more frequent attention.
What lubricant should I use on a garage door?
A lubricant made for garage doors, usually lithium or silicone-based. Avoid general-purpose penetrating oils: they do not stay in place and they attract dust, which is the specific problem you are trying to avoid here.
Why has my garage door suddenly got noisy?
In this climate the most common cause is dust in the roller bearings combined with lubricant that has thinned and run off in summer heat. Cleaning and correct lubrication resolves many of these. A grinding or scraping noise, rather than squeaking, is different and should be looked at.
